General Contracting

Already have your project design complete and are looking for competitive pricing to deliver your project. ECM can deliver your project as General Contractor. This traditional method of project delivery may not provide the advantages of Construction Management however it provides a certain level of cost certainty required by some Lenders and Clients.

ECM will go above and beyond as your General Contractor offering services not normally provided by traditional General Contractors. ECM will look after your project interests in securing trade contractors, managing schedule, quality and cost to ensure your project is truly successful.

Design Build

Have your basic project requirements defined and want the advantages of utilizing an experienced contractor to develop the most cost effective design to meet your project requirements? ECM offers Design Build to guide you through this process.

 

Design Build is based on following principles:

  • Contractor engages design consultants to design project based on Clients basic requirements

    • Design fees are normally reduced as Consultants are not required to be as involved in project

    • Consultants know who the contractor is that they will be working with on project

  • Contractor submits Design Build proposal based on their understanding of project requirements and design that they believe most closely meets Client requirements ​

  • Once final design is agreed to construction continues similarly to a traditional General Contract model

  • Traditionally this method is used for less complex project types such as warehousing, Retail Units or Clients who build similar projects in various regions.

Pre-Eng Buildings

ECM has the ability to supply and deliver a variety of pre-engineered structures. Utilizing pre-engineered structures typically reduces engineering costs and permits quicker installation times when structures arrive at site. These structures are typically manufactured in climate controlled environments ensuring less delay due to inclement weather and better quality of materials.

 

Some of the Pre-engineered type structures ECM can provide include:

  • Traditional pre-eng steel buildings such as Butler, Robertson, Varco Pruden and Behlen style

    • Steel frame structures with metal cladding & roofing

  • Pole Buildings, traditionally used for warehousing and agriculture facilities (low occupancy buildings) these buildings offer cost effective wood frame structure with metal clad walls and roofing.

  • Cold Formed Steel Frame Structures, essentially walls (and floors) are engineered to be prefabricated and delivered to site and installed as assembled units.

  • Modular Units, utilized primarily in multi-family and hospitality Modular has gained appreciation for the ability to have units manufactured and delivered in an almost completed stage ready for hoisting into location on foundations.

While the average person sees these projects being assembled quickly at a construction site, there is considerable planning done in design and logistics to ensure the project takes advantage of Modular methods allowing the project to be completed considerably faster than traditional site built methods.
